Marketing Plan

With the current market conditions, it is important to have a marketing plan for your property. Taking a few photos and writing a basic description really isn’t going to make your property stand out from the rest, you need a carefully considered plan.

Following the valuation, I will provide you with a marketing plan for your property. This will detail our discussions about the main selling features for your property and my vision for the marketing content which will ultimately lead to the sale of your house.

Accompanied Viewings

I will always be on hand to carry out viewings on your property, even on Saturdays and Sundays, it is all part of my service.

As an agent, the viewing is one of the most important stages in the sales process for two reasons. First of all, it is an opportunity to turn interest in to an offer. It gives me a chance to really speak to the viewer and then point out all of the things that your property will offer them to suit their needs. Secondly, it gives me the opportunity to understand their motivation for moving which can help at the negotiations stage.

No Sale, No Fee

If you want to know how confident I am that you will be happy with my service, I have made my contract easy for you to terminate.

I believe that most other agents will be unable to offer the same attention to detail with your property marketing that I will, nor will they be able to offer the same level of one-to-one service. This is because most agents work on a ‘volume’ business basis.

If you have instructed me to sell your home, I believe that you will be happy with my service until the day that the sale completes. However, my contract is on a No Sale, No Fee and a zero week basis, meaning you can end your contract at any time, giving you the confidence from day one that your property is my priority.

No Hidden Extras

Some Estate Agents love to hit you with attention grabbing low fees, then, when you start adding up all the extras, you realise that their fee is not all that low after all.

So, you can expect my extensive marketing content, accompanied viewings service, sales negotiations and progression to be all included in my fee, which is 1% plus VAT (with a minimum fee of £1,500 plus VAT).
